Tips on Selling a Home
First thing, “Hire a Professional”. Hire one of ABC's Certified Professional Agents (Listing Agent) to Represent You. - Presentation is everything when selling a house, so make sure you handle those routine repairs you've been putting off. Paint and new lighting seem to be the best place to begin. Then start with the yard by cleaning up any trash and debris--junk lying around.
- Show off the Interior. Pack away clutter and decreasing the amount of furniture makes your rooms appear more spacious. Organize closets and storage areas. Less clutter makes your home seem bigger. Make sure kitchen and bathrooms are sparkling clean and free of clutter. Mask pet, cigarette and cooking odors. Make minor fixes like loose door knobs, dripping faucets, torn screens, etc.
- Just before the House is shown: Open blinds and drapes to allow natural light in. Turn on all lights if the showing is in the evening. Open doors to bedrooms and baths. Make sure beds are made, dishes put away.
- Price it Right the First Time. One of the principle reasons homes do not sell in a reasonable period of time is because they are priced too high. The problem is, after a home has been on the market for a while without selling, buyers start to think there is something wrong with the house. The price can be reduced of course, but usually it is not reduced soon enough. Trust your Realtor and follow their advice on pricing - their job is to know the market.
- Time it Right. Not all sellers have the luxury of planning their move around the "selling season" and there is no doubt that homes are sold all year long. The problem is, too often discretionary sellers wait to get motivated until the selling season has passed them. Then the house sits on the market and the same problems occur when the house is priced too high - buyers start to think, 'This home has been on the market for a while. There must be something wrong this it.'
- Be Flexible and Accommodating. It's just common sense. If you want to sell a property, it must be available to be seen by the prospective buyers--when they want to see it. Often this means short notice on showings. It also means that all agents need to have the easiest access possible to get their buyers in the door. By allowing your Realtor to place a lock box on your home, all Realtors in the area will be able to show it easily. Additionally, the best way to advertise your property is to allow your Realtor to place a “For Sale” sign in the yard. People will drive by and notice the sign and give us a call. Please don't try and stick around waiting to assist the agent who is showing your property. They will only remember the seller that followed them around instead of the features of your home.
